Components of a Home Inspection Report
Your PEI home inspection report is designed to provide you with a broad range of information about the home being inspected. While the list below is not exhaustive and the contents of your report will be specific to your home, please find below some samples of the types of information included in some home inspection reports for other clients:
- Summary
An overall summary that highlights some of the key issues disovered during the inspection and areas one may want to look at in the near future. While this summary is not comprehensive it does highlight certain key areas of the report, but should not be used by itself, and one should read the entirety of the report to understand and apply the full scope of the inspection. - Roofing
The roofing section will give information about the type of roof on the house and information about any major issues discovered. This section can also highlight the timeframe one may need to consider in terms of when the roof may need to be replaced. Items often identified and discussed in this section include components such as shingles, metal roofing, sloped roof flashings, pipe or stack flashings, etc. - Exterior
The section of the report dealing with the exterior of the home will typically provide information on items such as gutters, downspouts, getting water away from the house, details of roof drainage, splash blocks, details or issues found with porches, decks, steps, patios and balconies, and other outside areas of the house. - Structure
The structural components of the house are detailed in this section of the report. In here one will find information such as the type of foundation on which the house sits, including the foundation material. Information will also be provided on other structural systems of the house such as floor construction, exterior wall construction, and roof and ceiling framing details such as rafters and trusses used. - Interior
Numerous interior elements of the house are detailed in the interior section, such as information on floor, wall and ceiling finishings, inforation on windows such as window types and glazing, details about doors, appliances, and laundry facilities in the home. - Plumbing
The plumbing section of the report will detail items such as the type of water supply to the home, the type of piping in the building, details of water flow and heating, water tanks, waste water and vent piping in the home, and the location of the main water shut off valve in the home. - Electrical
The electrical section of the report provides details on the size of electrical service to the home (for example 100 Amps, 200 Amps, etc.), information on the electrical panels in the home, details on the type and location of the main electrical disconnect, information on the type of electrical wiring used in the home such as copper wiring, and details on components such as smoke detectors, and more. - Heating, Cooling and Insulation
The heating, cooling and insulation sections of the report provide information on the types and approximate ages of heating and cooling systems, typical life expectancies of such systems, the type of energy used for the heating system such as oil, electricity, wood or wood pellets, details on fireplaces, chimneys, and more. Details about insulation (to the extent it is able to be inspected) is also provided and additional techniques such as thermal imaging can also be used to identify potential major gaps in the home's insulation envelope.
